Estimator – Real Estate & Construction

A very successful Nassau County-based commercial real estate owner/operator/developer is seeking an Estimator with skills and savvy to prepare accurate and well-crafted bids/proposals that result in awarded contracts that are profitable and maintain high standards of quality. You will coordinate with the team to ensure accurate and timely processing of request for proposal, prepare preliminary cost estimates for conversion and value-add projects and accurately calculate the cost of upcoming projects.

Primary Responsibilities:

  • Analyze architectural drawings and specifications to generate automated material take-offs.
  • Develop comprehensive cost estimates ranging from rough order of magnitude to detailed budgets.
  • Assist Project Managers in monitoring project performance, including progress status, scheduling, and cost control.
  • Prepare detailed job cost reports highlighting both direct and indirect expenses.
  • Track and analyze project costs relative to initial estimates to ensure financial control.
  • Conduct site visits and walkthroughs with subcontractors to ensure project alignment and accuracy.
  • Source, negotiate, and manage pricing agreements with vendors and suppliers.
  • Provide support for property due diligence efforts during pre-acquisition stages.
  • Collaborate with the Asset Management team to develop capital budgets and manage purchases.

Required Qualifications:

  • Bachelor’s degree in a relevant field.
  • Minimum of 5 years of experience in project estimating and construction management.
  • Proficiency in Microsoft Office and estimating/project management software such as Bluebeam.
  • Strong analytical skills with exceptional attention to detail.
  • Proven ability to establish and maintain effective working relationships with clients, subcontractors, building managers, architects, and engineers.
  • Expertise in reading and interpreting contract documents, technical drawings, specifications, scopes of work, and project schedules.
  • Familiarity with local building codes and regulations.
  • Excellent verbal and written communication abilities.
  • Knowledge of AutoCAD software.
  • Comprehensive understanding of the commercial construction process.

Base Salary: $120,000- $150,000 plus bonus, 401k, and a generous benefits package.
